The Portland housing market is entering a new phase this summer, with changing dynamics that could affect your next move. Whether you’re considering buying or selling, staying informed is key to making the right decision. Here’s everything you need to know.

1. Buyer activity is up, but so is caution. According to the latest data, there were 61,385 showings in April, compared to 59,931 in April 2024. That shows a healthy level of interest as we move into summer. But there’s a twist—pending sales aren’t keeping pace. Buyers are looking, but they’re also taking their time and staying highly sensitive to price. This gap between interest and action is putting pressure on sellers to adjust their prices more quickly.

2. Inventory is building fast. We currently have 1,476 active listings in Portland. That’s up from 1,193 last month and just 996 the month before. Compared to two years ago, that’s a 70% increase. While it’s normal to see more homes hit the market in the spring, this year’s surge is stronger than usual. Homes are sitting longer, and new listings are coming in every week. Sellers are facing more competition than we’ve seen in years.

3. Price cuts are climbing. Nearly 42% of active listings have had at least one price reduction. That’s up from just under 34% at this time last year. Prices are holding steady overall, with an average of $317 per square foot. But with so much inventory and more careful buyers, pricing power is starting to shift. Sellers whose homes are sitting without much activity may need to make aggressive pricing decisions.
