Just about every buyer we talk to in Portland right now asks us some version of the same question: Is this finally my market? You’ve heard that inventory is up, that homes are sitting longer, that price cuts are back.
Here’s our honest answer, and it isn’t the simple yes-or-no you’ve probably been handed.
For a stretch there, buyers had it rough. You’d find a home, fall in love, write your strongest offer, and lose to five other people, half of them waiving contingencies and paying cash. So we understand the excitement when people hear the market has shifted.
It has shifted, and that part is real. But the truth is more useful than “it’s a buyer’s market now,” because what’s actually happening is that Portland is running two markets at the same time. Once you understand that, you’ll know exactly where your advantage is and where it isn’t.

Homes are also taking longer to sell than they did at the peak, and when a house sits, sellers become far more willing to talk about price and terms. Price reductions are common again.
Prices themselves have gone mostly flat. The Portland median is sitting right around $535,000, up less than 2% from a year ago, so you’re not chasing a number that climbs every week. If you’ve been waiting on the sidelines for room to breathe, this is that room.
There’s a second market running alongside the first, and it hasn’t cooled at all. This is the half nobody wants to mention. The sharp, well-priced, move-in-ready homes are still moving quickly, and some are still drawing multiple offers. The best of them go pending in days, not weeks, sometimes within the first weekend.
So if you walk into a clean, updated home in a desirable pocket that’s priced correctly and you think, “it’s a buyer’s market, I’ll come in low and wait,” you’re going to lose that home to a buyer who read the room better.
The advantage is real. It just isn’t everywhere. It lives on the homes that are overpriced or sitting, not on the ones everyone wants.
The whole game is reading which market a home is in before you write the offer. When a home has been sitting, when the days-on-market count is stacking up, when there’s already been a price cut, that’s where you push. Ask for the repairs, ask for a rate buydown, come in under, and mean it.
Let the overpriced ones sit rather than rescuing a seller who mispriced on purpose.
But when you find the sharp listing that just came on, and it’s priced right, flip your entire approach and bring your strongest, cleanest offer. That home is still playing by the old rules even when the rest of the market isn’t. Knowing the difference is everything right now.
In a two-speed market, the right agent is the difference between overpaying and winning. Anyone can pull up a listing on their phone. What matters is having someone who can look at a specific home and tell you which market it’s in, what the seller’s motivation really is, how long it’s genuinely been available under the relisting games, and exactly how hard to push or how fast to move.
That read is what protects your money. So please don’t try to time this market off a headline, or by asking ChatGPT what your offer should be. The advantage in Portland is real, but it only shows up for the buyer who knows where to look for it.
