Peak selling season is here in Oregon, and if you’re thinking about listing your home, now is the time to start getting it ready.
Here’s the best part: some of the most effective upgrades you can make are also the least expensive. We recently made a few of these at our home before having it appraised, and we believe the small changes added about $50,000 to its value.
These aren’t major renovations. These are simple, affordable fixes that make buyers walk in and think the home has been well cared for.
Here are three things worth doing before your first showing.
1. Replace your cabinet hardware. This is one of the easiest ways to refresh your kitchen and bathrooms without a full remodel. New pulls and knobs give the space a modern, updated feel, and buyers notice it immediately.
You don’t have to spend a fortune on this. High-end stores like Restoration Hardware charge $50 to $100 per pull, but you can find quality options on Amazon for a fraction of the price.
We went with an antique gold finish and picked up 60 pulls for about $300. You might not realize how many drawer and cabinet pulls you have until you start replacing them, but it’s worth doing every single one. The cost per piece is minimal, but the overall effect makes the whole home feel new.
2. Gold grout using Rub ‘n Buff. This one is our favorite, and it came from touring a home in the $2 to $4 million range that had gold flake worked into the grout. It looked incredible, but the cost of replicating that technique was out of reach.
So we found a workaround. Rub ‘n Buff is a metallic wax finish you can find on Amazon or at craft stores like Michaels. We applied it in an antique gold shade using a toothbrush, worked it into the grout lines on our glass tile, and then wiped it down with a wet sponge. The result looked like something out of a luxury home, and the total cost was almost nothing.
It has held up for over a year, and even a tile professional with 20 years of experience told us he had never thought of it. If you have glass tile in your kitchen or bathroom, this is a hack worth trying.
3. Replace light switch and outlet covers. This is one of those details that seems too small to matter, but it does. Over time, plastic outlet covers and light switch plates yellow. It makes the whole room look older than it is, and buyers pick up on it even if they cannot pinpoint exactly what feels dated.
Replacing them takes minutes and costs almost nothing. While you are at it, check your smoke detectors. If they are yellowing, they are likely past their 10-year lifespan and need to be replaced regardless. It’s a safety issue and a visual one.
Bonus: A fresh coat of paint. We couldn’t leave this one out. Paint is still the single most cost-effective upgrade you can make when preparing your home for sale. A bright, fresh, neutral color instantly changes the feel of a room and helps buyers see the home as move-in ready. It adds up when you buy gallons, but dollar-for-dollar, nothing delivers a bigger visual return.
